Luxe Vantage Properties S.L. is a luxury property management company operating in Barcelona, Spain. We provide comprehensive management services for residential and short-term vacation rentals, offering premium accommodation experiences directly to guests and tenants — whether for short stays or stays of more than 32 days. Where applicable, properties managed by the Company hold valid tourist apartment licences (Habitatge d’ús Turístic, HUT) as required under Catalan and Barcelona municipal regulations for stays of 31 nights or fewer.

3. Eligibility and User Responsibilities

By using this Site, you represent and warrant that:

You are at least 18 years of age and have full legal capacity to enter into binding agreements.
All information you provide through the Site is accurate, current, and complete.
Your use of the Site complies with all applicable laws and regulations in your jurisdiction and in Spain.

6. Enquiries, Reservations, and Booking Process

This website does not offer instant booking, automatic reservations, or online payment processing. All enquiries submitted through this Site are treated as non-binding requests for availability only.

The booking process for properties managed by Luxe Vantage Properties S.L. operates as follows:

The prospective guest submits an enquiry specifying their desired dates, number of guests, and any relevant requirements via the website contact form or other designated channel.
The Company reviews the request and manually checks availability in our calendar.
If the requested dates are available and the enquiry meets our requirements, a Company representative will contact the guest directly to discuss terms, pricing, and conditions.
A reservation is only confirmed once both parties have reached explicit written agreement on all terms.
Payment instructions are communicated directly by the Company after confirmation. No payment of any kind is processed automatically through this website.

Submitting an enquiry through this Site does not constitute a reservation, does not guarantee availability, and does not create any contractual obligation on the part of Luxe Vantage Properties S.L. until written confirmation has been issued by the Company.

The Company reserves the right to decline any enquiry at its discretion, without obligation to provide a reason. All confirmed reservations are subject to availability and to the specific rental conditions applicable to each property, including occupancy limits as authorised under the relevant HUT licence.

Guests are responsible for ensuring that the number of occupants does not exceed the maximum capacity stated in the booking confirmation. Non-compliance may result in immediate termination of the stay without refund and may be reported to the relevant authorities.

7. Guest Obligations and House Rules

All guests staying in properties managed by Luxe Vantage Properties S.L. are required to:

Provide valid identification documents upon check-in, as required under Spanish law (Real Decreto 933/2021 on traveller registration obligations).
Comply with the house rules and building regulations communicated at the time of booking and/or during check-in.
Respect the neighbours, the community, and the quiet enjoyment of others, particularly during night-time hours as defined by Barcelona municipal regulations.
Not use the property for any commercial, illegal, or immoral activity.
Report any damage, breakage, or malfunction promptly to the Company.

Failure to comply with these obligations may result in immediate eviction, loss of the security deposit, and/or legal action. The Company reserves the right to report violations to the relevant authorities, including the Mossos d’Esquadra or local police.

8. Limitation of Liability

To the fullest extent permitted by applicable law, Luxe Vantage Properties S.L. shall not be liable for:

Any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Site or services.
Any loss of data, revenue, profits, or goodwill.
Any interruptions, errors, or downtime of the Site.
The accuracy, completeness, or suitability of information provided on the Site for any particular purpose.

Our total liability to you for any claim arising out of or in connection with these Terms shall not exceed the amount paid by you for the specific booking or service to which the claim relates.

9. Privacy and Data Protection

Luxe Vantage Properties S.L. processes personal data in accordance with Regulation (EU) 2016/679 (GDPR) and the Spanish Organic Law 3/2018 (LOPDGDD). By using this Site, you acknowledge that your personal data may be collected and processed as described in our Privacy Policy.
